Strength in Home Sales Continues at the Start of the
Year
Wallingford, CT Prudential Connecticut Realty released the 1st Quarter
Market Report today and Connecticut’s real estate market ended very strong last
year in both closed sales and new deposits. As a result, first quarter sales
started off strong with single family homes rising 8.8% over last year.
As more renters become homeowners, our historically strong
rental market comes more into balance. Today, the single family home market
segment has 5.4 months of inventory, which is indicative of a balanced market,
which represents approximately 6 months of inventory.Median home prices have also stabilized as a
result of a full year of constant growth in deposits and closings.

signs for Connecticut’s real estate market are very evident and there is good
momentum in the marketplace,” said Candace Adams, CEO and President of

Prudential Real Estate Q1 Outlook
Survey: Consumer Confidence
in Real Estate, Home Prices Reaches
Year-Long High
WALLINGFORD, CT Prudential
Real Estate, an HSF Affiliates LLC company, today released results of its first
quarter Consumer Outlook Survey showing that Americans’ sentiment toward real
estate is growing increasingly favorable. A full 77% of consumers feel that the
real estate market and property values will recover, representing a four-point
improvement from year-end results and seven-point jump over the same period a
year ago.
According
to the national survey, home ownership remains important to 96% of Americans,
especially among women and Generations X and Y. Prospective buyers also said
they are motivated by historically low interest rates and attractive home
prices in many markets. In fact, 87% of respondents said Americans should buy
homes while mortgage rates and prices are low.
“Anticipation
seems to be building for both buyers and sellers this spring buying season,”
said Earl Lee, chief executive officer of HSF Affiliates LLC and president of
Prudential Real Estate. “Consumers are aware that the market is moving and,
with growing optimism, more are weighing their homeownership options.”
More
optimism in the housing market adds an additional dimension to the spring
buying season. Beyond other factors, 80% of prospective buyers are looking for
a good value this spring and are open to exploring neighborhoods they hadn’t
previously considered to achieve that objective.
“Homeownership
remains to be the American Dream, and buyers are confident that now is the
right time to invest in a home”, stated Candace Adams, president and CEO of

Additional key observations include:
• 67%
of home sellers are open to guidance from their broker/agent on how to better
market their home.
• Generations
X and Y remain most confident that real estate and property values will
recover.

Confidence increased among those who considered buying or selling a home within
the past year with the primary reasons being “waiting for the right
opportunity” and “haven’t found the home I want yet.”

Interviews
with 2,500 Americans who are “in the market” to buy or sell a home were
conducted online by Edelman Berland in February, 2013. Respondents are aged
25-64 with a household income of at least $50,000, and either recently bought/sold
a home or are considering buying/selling a home. The margin of error is ± 2.0%
for all respondents.

Prudential Real Estate Outlook Survey: Americans
are Increasingly Confident about Homeownership, Real Estate Market Recovery
Wallingford, CT Brookfield Real Estate and Relocation Affiliates Inc., owner of the
Prudential Real Estate franchise network, today released the quarterly
Prudential Real Estate Outlook Survey showing that Americans’ confidence in
homeownership and real estate continues climbing from the first quarter and a
year earlier. In Connecticut year to date, the number of single family homes
sold increased 9.2% over the same period a year ago.
Similar to the national sentiment,
signs of growing confidence are apparent among local residents as home prices
in Connecticut are stabilizing.
According to the national survey:

69% believe that real estate is a good
investment despite the market volatility of the past few years, up 6% from the
first-quarter 2012 survey and 17 percentage points from first quarter 2011.
·
72% expressed confidence that the real
estate market and property values will improve during the next two years,
including a 6-point jump among those “very
confident” or “confident” vs.
the first quarter 2012, and a 14-point gain in this subset over first
quarter 2011.
·
Nearly two-thirds (64%) of respondents
have a favorable perception of the U.S. housing market, up from 60% in the
first-quarter survey and 52% in first-quarter 2011).
“The American Dream is clearly on
the mend,” said Peter Helie, Chairman and CEO of Prudential Connecticut Realty.
“Americans are feeling better about homeownership and the ongoing recovery
taking place in residential real estate. Many are increasingly optimistic about
their personal circumstances and, with housing affordability near all-time
highs, they want to act on the opportunity.”
Factors driving homeownership
Homeownership remains the central
component to the American Dream, as 78% of respondents said owning a home was
still “very important” – the same percentage reported in the first-quarter 2012
study. A full 98% said homeownership was at least somewhat important.
In addition, with interest rates at
historically low levels, 96% of respondents at least “somewhat agree” that now
is a great time to buy a home – the same percentage reported in the
first-quarter 2012 study.
More than the financial reasons to
buy a home, respondents placed higher priority on the emotional reasons for
homeownership. “Control over living space,” “more space for family,” “safer
neighborhood” and “good place to raise a family” rated higher than “a good
investment,” “financial security” and “tax benefits.”
Caution remains
The survey also shows that
consumers remain cautious about the real estate market and process, as a full
30% “strongly agree” that the housing crisis reminds them to be more careful
about buying or selling a home; up two percentage points from the first-quarter
2012 survey. In addition:

Given the dynamics and challenges of
today’s real estate market, nearly three out of four (74%) respondents think it
is more important than ever to work with a good real estate agent for the best
success in buying or selling a home (up from 71% in the first-quarter survey
and 67% in first quarter 2011).
“The real estate market is
improving in Connecticut and consumers face many choices,” said Candace Adams,
President Prudential Connecticut Realty. “Consumers should seek out a real
estate professional who can help them make the best choices to suit their
needs.”

First Quarter Real Estate Market Report
A New Year Brings New Activity
Wallingford, CT – Prudential Connecticut Realty released the First Quarter Market Report today and the year’s mild winter contributed to a warming trend in Connecticut’s residential real estate market.
Prices of single family homes and condominium homes dropped from the first quarter of last year. These lower prices should provide the opportunity for buyers to take advantage of continued low mortgage rates.
Pending contracts jumped 25.9% for single family homes; pending sales haven’t been this strong since the first quarter of 2010. Single family closed sales are also up 8% while condominium closed sales increased 3.6% reversing the downward trend of the last few quarters.
“We are seeing positive signs for the Connecticut real estate market,” said Peter Helie, Chairman and CEO of Prudential Connecticut Realty. “It is clear that Connecticut is on the road to a housing recovery in 2012.”
A key indicator of market stabilization in Connecticut is the recovery of 33.3% jobs that were lost during the great recession. Combined with other market signs such as historically low interest rates and well priced inventory, buyers are finally re-entering the market with confidence.

The annual event was held at the Aqua Turf Club in Plantsville on April 20, 2012. Over 800 sales associates, employees as well as executives from Brookfield Properties and HomeServices of America attended this year’s ceremony.
Prudential Connecticut Realty’s top agents were awarded, based on their 2011 national standings by Prudential Real Estate Affiliates, a Brookfield Real Estate and Relocation company. The company also recognizes employees and sales executives that have demonstrated extraordinary customer service. Based on the Walt Disney ‘Keys to the Kingdom” recognition program, founded by the late Walt Disney himself, employees are nominated for ‘Keys’ throughout the year. The top Key holders from each region were recognized for going “above and beyond” with their clients and co-workers.
The event kicked off with an early morning vendor trade show, with over 20 real estate industry related vendors from around the state. A Joan River’s impersonator greeted agents as they entered the venue, reinforcing the ‘Stars of the Red Carpet’ theme. All attendees were given the chance to be interviewed by ‘Joan’ on the Red Carpet, recognizing everyone as real estate stars.

7th Annual Golf Tournament to Benefit Sunshine Kids
Dedicated to brightening the lives of kids with cancer
Wallingford, CT – Prudential Connecticut Realty is holding its Seventh Annual Golf Tournament to benefit The Sunshine Kids organization. The golf tournament will be held at The Farms Country Club in Wallingford, Connecticut on Tuesday, September 27th.
“Our company is dedicated to the cause of raising money for the Sunshine Kids,” said Peter Helie, Prudential Connecticut Realty Chairman and CEO. “The organization and the children it helps have deeply touched our hearts. The new sign riders will be placed on property signs throughout the state, announced company President Candace Adams.

The event was held at the Aqua Turf Club, Plantsville, CT, on April 28, 2011. Over 900 sales agents and employees attended this year’s festivities.

Consumers can download a mobile application called Homes for Sale that makes it possible to search all local property listings from their phone. Homes for Sale can be downloaded to cell phones, iPhones and BlackBerry devices by visiting www.prudentialct.com. A list of compatible devices can be found on the website. Some providers may charge a small monthly fee.
With Homes for Sale, consumers can be in any neighborhood and view detailed home information at the touch of a button. The GPS technology in the mobile phone, where available, locates the user and pulls up addresses and information on property listings in their immediate area. Sales price, square footage, tax information, beds/baths, interior and exterior features and pictures become available instantly in the palm of their hand.
Consumers can also search by city, zip code, address, or community name when GPS is not available, or if they want to search for real estate in a particular area other than their current location.
The “Call to See” feature within the Homes for Sale application will connect users to an agent if they have further questions or want to schedule a tour of the property.

Prudential Connecticut Realty Attracts More Buyers with Innovative Marketing Program
(Rocky Hill, CT) —Prudential Connecticut Realty is getting more potential buyers out to see houses on the market, thanks to a revolutionary marketing approach called Prudential Value Range Marketingsm (PVRMsm). Prudential is the only real estate company offering this unique marketing approach to buying and selling homes.
“The key to selling houses is getting people to see them. If nobody’s looking, than nobody’s buying,” said Candace Adams, president of Prudential Connecticut Realty. “One way to get more people to see a property, is to broaden the base of people who believe they can afford it.” This approach generates a lot more activity in the market, she added.
PVRM is designed to draw a larger range of potential buyers on any given property by presenting them homes within a price range, rather than at a fixed price. Typically, there is some gap in expectations between the buyer and seller in any real estate transaction. PVRM is designed to close the gap between the two prices and expedite an agreement on the final sales price. The system relies on 80 price ranges. These ranges were developed using complex algorithms that match income levels with property prices.
“PVRM expands your buyer universe. Because you are marketing the property at a preset range, it increases the number of buyers, showings, and ultimately your potential for sales,” said Mrs. Adams. “Maybe two or three would look at homes at a fixed asking price, but twice as many buyers may look at homes when a range of value is used as an asking price.”
According to research conducted by Prudential Real Estate, houses sold using PVRM generally sell faster and closer to the desired sale price.
Pat Marsh, an agent in the company’s Westport office, has had great success with the program.
“I had a new construction listing priced at $1,795,000 that sat on the market for six months with no showings,” Ms. Marsh said. “Once it was PVRM priced at $1,545,000-$1,794,876, we got three times the number of showings and it sold within 30 days for $1,750,000.”
Another agent in the company’s Southport office, Melanie Smith, also recommends PVRM.
“I had a listing in Fairfield for $2,990,000 that sat for several months,” Ms. Smith said. “We changed it to a PVRM price of $2,145,000-$2,494,876 and had 20 showings at our open house. By the end of the day, we had two offers and the home sold for $2,515,000.”
